While we wait for the arrival of spring, Albertans are also waiting for the call of a provincial election and the economic spark that a new government can bring! Nothing like starting off our Newsletter talking politics but that truly is what is on everyone’s mind these days. We are confident that the real estate market will enjoy an uptick with a boost in consumer confidence based on positive election results.
With plenty of inventory to choose from, this spring is a great time to buy a first home, second home, acreage or revenue property. It’s a Buyer’s Market! Let the SMITH & GRIFFITH REAL ESTATE TEAM know what you’re looking for and we’ll sort through the inventory to make finding your ideal property a whole lot easier.
Residential Market: The effects of the Alberta economic downturn continues to create weaker than desired residential sales activity and longer days on market. While the market remains oversupplied, slower sales and price declines appears to be influencing sellers’ pricing strategies. While there is not enough momentum to erase previous declines, the market points towards value pricing and price stability in 2019. It remains imperative that sellers are educated on market values and have realistic expectations of what today’s market will bear. That said, the buyers also need to have realistic expectations within the markets they are shopping, as most sellers are not in financial difficulty and expect a fair price for their property.
If you are buying, Mortgage Brokers can help make the buying process easier. Patricia McKean from Unbeatable Mortgages has a great way to help you get into a property that may need improvements. Maybe it needs new flooring, a garage or developed basement! Patricia and her team at Unbeatable Mortgages can add funds to your mortgage for improvements to be made. It is a simple process and can help make your dream home a reality. Call Patricia McKean at 403.875.2969 or email her at firstname.lastname@example.org.
Agricultural Market: The agricultural land market continues to heavily favour sellers due to low inventory of available farmland. Land buyers are currently forced to make quick decisions in order to secure land for investment or expansion of current operations. If you’re planning on buying land, get on our FIRST CALL BUYERS LIST to avoid the disappointment of missing out on new listings as they come to market. If you’re selling, talk to us about maximizing the dollars in your pocket by using our marketing experience and tools to reach competitive land buyers that would otherwise be unaware of your land for sale. Land owners risk leaving substantial dollars on the table by only approaching neighbors, renters, or friends because it is difficult to establish the true market value of your land without exposing it to the greater buyer market.
Whether you are considering buying or selling or know someone who is, we would appreciate the opportunity to show you how efficient and enjoyable working with a great real estate team can be. Your referrals of family and friends are always appreciated
(and we’ll make it worth your while).
