Residential Market: The effects of the Alberta economic downturn continues to create weaker than desired residential sales activity and longer days on market. While the market remains oversupplied, slower sales and price declines appears to be influencing sellers’ pricing strategies. While there is not enough momentum to erase previous declines, the market points towards value pricing and price stability in 2019. It remains imperative that sellers are educated on market values and have realistic expectations of what today’s market will bear. That said, the buyers also need to have realistic expectations within the markets they are shopping, as most sellers are not in financial difficulty and expect a fair price for their property.
